Reservation Deposits

In order to confirm a reservation, we require a deposit.

Standard Deposit:
25% deposit applies for any booking between 1 May - 30 November
50% deposit between 1 December and 30 April to secure booking.

(This can be secured with a credit card number or by internet banking, please contact for our account).

Cancellation will result in a loss of 50% after a 60 day period and a 100% loss after a 30 days.

Xmas Deposit: A 50% deposit of the total stay is payable 6-months prior to Xmas reservations (this is because people start to plan their Xmas-break and we will have several enquires about the same dates). Full-payment is required 90-days to confirmed Xmas reservation. We accept all bookings for the Xmas period on a first paid deposit basis with preference going to the longest stay. Please read our Cancellation Policy for Xmas bookings.

(Xmas period: 24th December – 15th January of the current year).

If we do not receive the full amount 90 days before the date reserved, we reserve the right to re-book the accommodation.

Cancellation Policy

Due to our intimate size, any cancellations affect us significantly. Therefore in the event that part or all of a confirmed booking is cancelled we must apply the following charges:

Standard Cancellations:
  • 90 - days prior to confirmed date - 25% of total charges.
  • 60 - days prior to confirmed date - 50% of total charges.
  • 30 - days or less - 100% of total charges.

Xmas Cancellations:
  • 6-months or less prior to confirmed date – 50% of total charges.
  • 3-months or less prior to confirmed date – 100% of total charges.

Check In / Out Times

Check-in time is after 3pm.
Check-out time is 11am.
